Aerating a lawn is an important part of keeping it green and healthy. Experts in the industry strongly suggest aeration once a year or more, especially if your rental property has soil with so much clay, is heavily used, or is otherwise tightly compacted. Aeration requires special tools, such as a machine that will cut a small round plug in the grass and dirt beneath and pull it out. There is also a device that makes holes in the ground with spikes, but this method, if not performed correctly, can actually make matters worse, and is not recommended.
The aeration process should be done because, over time, the soil gets too compacted that it will be difficult for water and fertilizer to reach the roots of the grass. If this occurs, the grass may turn yellow or brown because of its failing health; bare patches would appear and the yard may be prone to disease and pests. Ignoring the issue won’t solve anything. Watering or mowing won’t help at all; your grass still won’t grow if it doesn’t get the nutrients it needs.
